While many British people simply visit Croatia on holiday, many are also interested in investing in Croatia property, attracted by the warm climate, low prices, value for money and minimal crime rate. The fact that so many people also speak English is a bonus.
This interest in investing in property in Croatia is growing fast. Prices are still significantly lower than Spain, France and Italy and property agents selling homes in those countries are now eyeing up the Croatia market. Your money will go a lot further - prices are low and can be seen to be appreciating and Croatia property taxes are a tiny fraction of those you pay in the UK.
Making sure a property has a good title is very important, as many properties in Croatia have defective paperwork. A search is essential because many more Croatia properties here will fail a search than in the UK and buying through reputable agents, who check the title before offering property, pays dividends. Generally speaking, buyers taking the same precautions that they would when buying in the UK should come to no harm.
The problem with Croatia property titles occurred because typically, when times were hard, many Croatians emigrated. They may have simply abandoned their houses, valuing them at very little when there were no buyers. Often, too, in other cases, the ownership has been bequeathed to numerous offspring, not all of whom are available to agree to any sale as they, too, may be living abroad. If you are really keen on a property, the irregularities can often be resolved, given time, but otherwise it can be better to look at other properties if a defect arises in the search. Typical problems are the seller's name(s) and/or size of the place not matching that in the Land Registry, or there is not planning permission for all, or part of the property.
