There is a wide range of people buying property in Croatia. Many of them are the kind of people who would traditionally have bought in Spain but are finding prices there have become too expensive. The property market in Croatia is similar to the Spanish market 15 years ago.

Part of the reason for this level of demand is that when Croatia was part of Yugoslavia, it was impossible to buy property here because of the political situation. People used to come on holiday, fall in love with the place and get frustrated because they couldn't buy a holiday home. Now we are seeing lots of British, Irish and German buyers coming back and buying Croatia property.

The appeal of Croatia is that it lets people have their own slice of Mediterranean life at an attractive price. Much of central and eastern Europe - countries like Bulgaria, Romania and Slovakia - can offer very cheap property prices, but there can be an element of culture shock for people who are used to countries like Spain and Italy. Croatia, although more expensive than these countries, is much more Westernized and feels more familiar.

One of the tips as a good investment area for Croatia property is Istria in the north of the country. It has a lot going for it; it has as a longer tourist season than Dalmatia and it's situated near the border with Italy, so people can take advantage of budget airline flights to Trieste and drive down. The area also has a rural cottage appeal; the inland properties here are popular.
